Not only is 6795 Beach Road a Gold Bar Realty listing, but it's a property that I have owned since December 2021.  It had been listed several times prior to us coming along and it always appealed to me.  Where else can you find such a large parcel of land with an abundance of frontage on such a high quality lake like Lac du Lune?

Yet, here it is:

92 acres of land.  3,492 feet of lake frontage.  All located on Lac du Lune, which is 442 acres, 68' deep, and has a clarity of 19.5'.  To top it off, the lake has an incredibly low density (lower than some lakes that are mostly state owned) that promotes the feeling of seclusion and privacy.

Every part of the property is special.  The land is well wooded with deciduous trees and patches of hemlocks.  It rolls with hills and valleys and surrounds a 12 acre lake (not included in the acreage or frontage totals).  There is great potential here for the acreage to be a park-like forest equipped with hiking and/or ATV trails.  The land also has a very welcoming approach to Lac du Lune with most of it being quite gradual with a more level area at the shoreline itself.  The property itself is extremely private and it abuts to thousands of acres of state and county land.  You will be hard pressed to find anything more private than this!

From what I've experienced so far, the lake frontage is mostly sandy along the entire 3500' of shoreline.  The lake depths drop off pretty quickly so piers wouldn't have to be very long and having a spot for a boat lift would not be an issue.

There are a few structures on the property that ooze potential.
 
The home is 6 bedroom, 3.5 bathroom with nearly 4,700 sq. ft. of finished space.  It's an old home (built in the 60s I believe), but a solid home that was probably a show piece when it was first built.  It has a unique layout with two main level "wings" that each have two bedrooms and one bath.  One of the wings includes a large dining room while the other has a similar sized room that was used as a bar, but could be used for anything really. The "body" of the home has a large great room for gathering that features a nostalgic stone fireplace, a big kitchen, a half bath, and a utility room for laundry and miscellaneous storage. Upstairs features two more huge bedrooms and another bathroom.  The whole house could be fixed up into something really special.  The setting is incredible.  Big yard, level approach to the last, easterly views looking across the lake at an undeveloped shoreline. There is a 4 car detached garage with an additional workshop area.  The layout may need to be reconfigured to allow for larger doors, but there is definitely a lot of space to store boats and toys.

Then there is the chapel.  The chapel is...well, unique.  It's not often you see a chapel on a lake property, but here it is sitting right at the water's edge and overlooking the lake.  Like the other structures, this one could use some attention (especially the roof), but it's charming and having the footprint of the property that close to the water leaves all sorts of options for replacing it with a structure of a different use.
